How to decide between repairing and rebuilding a chimney, and what each option involves.
Most Chimneys Can Be Repaired
The good news is that most chimney problems we find in St. Louis and St. Charles homes can be repaired without a full rebuild. The key is catching damage early, before water has done its work on the masonry for several winters.
Problems That Usually Call for Repair
- Cracked crown. The concrete or mortar cap at the top of the chimney cracks and lets water in. Crowns can be repaired or replaced on their own.
- Deteriorated mortar joints. Tuckpointing removes failing mortar and replaces it with new mortar.
- A few spalling bricks. Individual damaged bricks can be cut out and replaced.
- Failed flashing. The seal between the chimney and roof can be replaced to stop leaks.
- Cracked or missing flue tiles. These can usually be addressed with a UL-Listed chimney liner without touching the outside of the chimney.
When a Partial or Full Rebuild Makes Sense
- Widespread spalling, where many bricks are crumbling or loose
- A chimney that is leaning or separating from the house
- Severe mortar failure through the full depth of the masonry
- Major damage from a chimney fire, lightning, or a storm
Often only the portion above the roofline needs to be rebuilt, because that is the section most exposed to weather.
